Stella is an integral part of the county’s vision for New Carrollton, a transit-focused community where the Washington Metropolitan Area Transit Authority (WMATA) and Kaiser Permanente claim expansive administrative space and plans for new offices. Advancing a master plan developed by Urban Atlantic, the first phase of the New Carrollton office complex delivered a 176,000-square-foot administrative building for anchor tenant Kaiser Permanente in 2019. Two new WMATA building sites nearby will also create a welcoming-walkable connection to Amtrak, MARC, Greyhound and Metro’s Orange Line and future Purple Line. And an estimated 30-million train-rider views are available to high-profile enterprises occupying an eventual 1.1 million square feet of office space. 

The opening of Stella cements the arrival of a 3.5 million square-foot plan for the area around a multi-modal transportation hub that has been designated “number one” in the State of Maryland by Prince George’s County Executive Angela Alsobrooks. Growth will be further accelerated by Urban Atlantic planning that also encompasses entertainment, dining, and additional residential opportunities. Pre-development on a second multi-family development is expected to begin in the fourth quarter of 2021.
